Additional Services:

Your accommodation will be cleaned before your arrival and made up with:

  • Fresh sheets on all the beds, towels, a tea towel, toiletries, kitchen soap, teas, coffees and sugar.

If you require any extras of the items below, please let us know and we can get this arranged before your arrival

(please note if you require this during your stay this will include the call out fee charged by our cleaners. The call out charge varies per property. Please contact us to confirm).

  • Extra Towels: £5 per towel set (includes 1 Bath & 1 Hand Towel)

  • Extra Tea Towels: £2 each (1 tea towel supplied with your booking as standard).

  • Extra Bedding (King set £15, Double £12, Singles £10 per bed)

  • Extra Toiletries: £5 per set (includes shampoo, shower gel and 2 toilet rolls)

  • Full Extra Clean (includes fresh linen on all beds, towels & toiletries): £65

  • Extra Tea/Coffee/Sugar £5

  • Use of the sofa bed (if accommodation includes sofa bed): £20 (when not already paid for as part of your booking).




Security Deposit

  • If your stay is less than 6 days a security deposit of £300 will be pre-authorised on the card provided and released upon your departure should there be no issues reported with the accommodation after your stay.

  • If your stay is more than 6 days a security deposit (payable via Bank Transfer) of £300 will be invoiced to you and held on account for the duration of your stay and released upon your departure should there be no issues reported with the accommodation after your stay.

  • Any damage whose repairs would cost over the total of your damage deposit, you authorise us to charge your payment card for the remainder of the costs where applicable


Keys & Security

  • Lost or stolen keys will be charged at £10 per key

  • Lost or stolen key fobs will be charged at £20 per fob

  • Lost or stolen car park remotes will be charged at £30 per fob

  • All keys MUST be left in the same place collected (key box or Keynest drop-off shop where applicable)

  • If keys are lost or misplaced and assistance is required outside office hours (9am – 6pm Monday – Friday) an additional call our charge of £100 + relevant transport costs incurred will be made to assist the guest in accessing the apartment.

  • All windows need to be closed and locked on departure and when not in the property.

  • All keys must remain solely in the possession of guests listed on the booking and security check in form. They must NOT be handed over to anyone else no matter how temporarily.

  • Your accommodation may be fitted with a security camera monitoring device e.g. camera enabled doorbell, CCTV in corridors, main doorways etc. This will always be mounted in a way that allows you privacy within your accommodation itself. They will be used for the purposes of monitoring security of our properties for instance, confirming the number of guests staying, avoiding loud parties etc. Such security and camera devices where installed MUST THEREFORE NOT BE REMOVED, TURNED OFF OR TAMPERED WITH BY YOU UNDER ANY CIRCUMSTANCES.

  • You agree that failure to comply with the above requirement gives us the right to assume that something undesirable is amiss with your booking and take steps to address this, as necessary.

Cancellation Policy

  • Notice of cancellation is required at least 7 days prior to arrival

  • Cancellations made less than 7 days prior to arrival will result in no refund issued.

  • If your stay is reduced in length (for any reason) the above cancellation terms will apply to shorten the stay

Other Property Use Conditions

  • The guests named above and any guests will agree to check out on the date above and use the property only as a short-term residence. Guests therefore acknowledge that this is NOT a tenancy agreement such as an Assured Shorthold Tenancy (AST), therefore you do not have the same tenant rights as an AST tenant would. The checkout date is the date you and your guests agree to checkout of the property.

  • Smoking is NOT allowed in the property. Should any guests smoke within the property, we reserve the right to charge £100 to the credit/debit card on file plus any other costs associated with getting rid of the associated smells such as changing carpets, soft furnishings etc. There is no upper limit to the charge that can be made in this instance. This will  depend on the costs of what action is reasonably required. Legal proceedings may be brought against guests to retrieve additional costs as necessary.

  • No parties, occasions or loud gatherings are allowed within the accommodation or its immediate surrounds at any time by guests.

  • No removing or alternation of any furniture of fixings. The property is supplied as is and should be used as such.

  • You must use our accommodation in a way that is respectful to neighbours and the local environment. No anti-social behaviour will be tolerated. It could lead to immediate termination of your booking and expulsion.

  • Music where needed for your reasonable enjoyment is expected to be kept at considerate volumes even between the legally allowed times of between 7am and 11pm.

  • Noise is expected to be kept to a socially considerate level in communal areas by all guests.

  • Guests, especially the Lead Guest are responsible for taking all reasonable care of the property and its contents. The property and all equipment, utensils, furniture etc. must be left clean and tidy at the end of the booking period. Except in the case of normal wear and tear. The hirer will be responsible for making good any damage to the apartment or its contents, which has occurred due to negligence, wilful damage, or irresponsible behaviour on the part of those occupying the apartment during the stay.

  • The Guest understands that they will be invoiced 100% for any losses, claims, damage, or expenses caused by their actions and incurred by the landlord during their stay in the Property. This applies also to the consequence of any actions caused by anyone the guest has brought into the building

  • We have the right to terminate a booking at any time on the grounds of abuse to staff or other guests, mistreatment of the property or breach of these terms or criminal activity on the part of those occupying the apartment or their guests.

  • Access to the property is not exclusive to the Guest. Authorised staff from Fru Luxury Stays have the right of access to the property at all reasonable times, (including at all times in case of emergency without notice to the Guests e.g. to break up parties, check against property misuse etc)

  •  Under no circumstances are pets of any sort permitted in the property

  • The maximum number of people allowed in the property should be stated on the original booking and not exceed this number. If this is exceeded £50 per person per night will be charged. Should the charge fail we reserve the right to ask the extra people to leave or cancel your booking with immediate effect.

  • Fru Luxury Stays do not accept liability or provide any insurance cover for the loss or damage caused to the Guest or their possessions. Valuables should not be left in the Apartment

  • Any extra guests not agreed prior will be charged at £50 per guest per night.

  • No Smoking in the house: Attracts minimum £100 Charge + charges for other related costs (dependent on circumstances, with no upper limit).

  • Lost or stolen keys will be charged at £10 per key

  • Lost or stolen key fobs will be charged at £20 per fob

  • Lost or stolen car park remotes will be charged at £30 per fob

  • Inconvenience call out to property in cases of non-emergency: £100

  • Police reports and/or lawsuits could be brought against any offenders using the data we have where necessary to secure our properties and/or make reparations for any issues reported in accordance with these terms and conditions.


On Departure

  • Put all dirty towels in the bathroom ready to be washed

  • Ensure that all dishes used are washed and put away

  • Empty the fridge/freezer

  • Empty cupboards of all items which were not there on your arrival

  • Rubbish to be placed inside the rubbish bin provided

  • Where guests leave the accommodation extra dirty at the end of their stay, and extra time is need by our cleaners to put the flat back in order, we reserve the right to make an extra charge to the card on file equivalent to the invoiced extra cleaner time (typically £15 per hour) + a £25 admin charge.

  • Keys to be returned to same place collected from (key box or KeyNest drop-off shop where applicable)


Breaking these booking terms and conditions gives us the right to terminate your booking with immediate effect. In this instance, you waive the right to an automatic refund for any nights paid with your booking but not yet stayed. Refunds will be offered at our discretion in consideration of the factors at hand such as any extra costs that arise as a part of the cancellation of your booking and remedying the situation.

I accept and authorise any relevant extra charges made to my credit/debit card in accordance with these terms and conditions.
